How to advertise your property

Introduction

Studentpad and Liverpool Student Homes offer the most cost effective and simplest method to let your property/ies quickly and easily. Instead of incurring high costs advertising your property through traditional methods and wasting time and money advertising in places where students don't look, let studentpad.co.uk facilitate the process.

Studentpad works very closely with Liverpool Student Homes and as such you need to join Liverpool Student Homes Scheme (see below for details) to be able to advertise on the web site. Liverpool Student Homes solely use the studentpad software to advertise your properties. In turn, all of the students are referred to Liverpool Student Homes website and it is therefore very successful for registered landlords.

Property management module

By registering you will also be able to utilise a number of features which will help you in your day to day tasks, free of charge. These functions include the ability to allow you to manage your maintenance works, send automatic rent reminders to students and remind yourself when gas certificates are due. New features including contract management, online fault reporting and key management will be available soon.

Photographs

Although not compulsory, photographs do make a huge difference to your advert. This is what one of our customers commented; "many people remarked on the photographs, saying how helpful it was to be able to see photos. Perhaps you could encourage landlords to enclose photos - it's certainly to their advantage" 


Scale of charges
gistration Fees for property adverts are outlined below. The charges detailed are to advertise your property/ies for the Academic Year 2012/2013, therefore a property registered within this registration period will only be permitted to advertise its availability for tenancies during the period September 2012 to June 2013.

Registration and advertising of properties for the Academic Year 2012/2013 will commence from 5th December 2011. You can choose when you wish to advertise your property/ies. 

NEW LANDLORDS
Registration of a property is for 12 months within one Academic Year. New registered landlords are charged a one of fee of £10 in addition to registration charges. All new properties will be inspected and landlords will be provided with a ‘New Landlord Registration Pack’ which will include:  A copy of The Landlord Handbook, 2 x Assured Shorthold Tenancy Agreements, 2 x Notice to Quit plus a property assessment and advice on your property/ies. The pack will be issued when a property/ies have been assessed and accepted onto the LSH Registration Scheme.

Forms and registration will not be processed until payment has been received with a fully completed registration form.

It is possible to move from one band to another during the year on payment of the difference in fees. 

Band A: 1 Property £55.00     
Band B: 2-4 Properties £115.00     
Band C: 5-7 Properties £164.00     
Band D: 8-10 Properties £215.00     
Band E: 11-15 Properties £270.00     
Band F: 16-20 Properties £326.00     
Band G: 21-25 Properties £382.00     
Band H: 26-35 Properties £437.00     
Band I: 36+ Properties £518.00     
Adverts Duplicated in BAND I will be charged at £6.00     
Registering Your Property

Details may be submitted over the Internet.
Please forward copies of your current Gas Safe Register certificate and NICIEIC certificate and also a copy of the HMO certificate ( if applicable).

2.   Register By Post

Print and complete the following form and post directly to the University along with copies of your current Gas Safe Register certificate and NICIEIC certificate and also a copy of the HMO certificate ( if applicable).
